Home2 Suites Indianapolis Downtown Receives 2016 New Build/Adaptive Reuse Award by Hilton Hotels

Our very own Home2 Suites by Hilton Indianapolis Downtown received the Hilton 2016 New Build/Adaptive Reuse Award!!  This 102-room boutique hotel is located at the corner of Pennsylvania Ave and East Wabash St inside the Penn Street Tower building situated in the heart of downtown.  The building was originally built in 1910, and we completed the rennovation to open Home2 Suites in 2016.

Centennial Village construction kicks off in Munster

Good Hospitality President, Jeff Good, discusses the SpringHill Suites by Marriott hotel development at the groundbreaking.

Good Hospitality has begun the process of adding a new hotel to the portfolio. The new Springhill Suites broke ground at it's site in Centennial Village in Munster, IN. "Located at the corner of Calumet Avenue and Superior Street, the new 62,000-square-foot hotel will feature 99 hotel rooms, a pool, patio and sun deck, exercise room and caf" said Core Construction manager Scott Olthoff. The Springhill Suites is set to open in Summer 2017.

President of Good Hospitality Weighs in on Future Hotel Market

Buy or Build?

When it comes to running any business, especially a hotel business, this is one of the key questions any Owner has to make. There are caveats that come along with both sides. Jeff Good, President of Good Hospitality Services, recently was part of an owners roundtable that dove into this very question.

When it comes to buying or building, the two main factors to consider are Market & Location. Do you build in a city, like Chicago, with the hundreds of already established hotels? Or do you build in suburan area where you might have to spend extra money to develop the land around it?

In 2014, STR Analytics based a study on what the average cost of building verses buying came out to.

To Buy a hotel in 2014, it would cost, on average, $219,000 a key.

To Build a hotel in 2014, it would cost $186,000 a key.

So the easy bet would be to build a new hotel. However, this is where Jeff and other owners have done their homework and found the answer isnt so straight forward. Impact Fees have changed the nature of just building a new hotel. These fees, usually government or city related, have inflated the rate at which you can build a new hotel. As you go through the process, they just seem to add on, add on, add on. So when youre sitting here looking at your development budgets, its, You didnt have that figured out. You didnt have that figured out. It becomes a bit more cumbersome. He also added,I think thats the way of the future. I think youre going to see more and more of that.

One other big factor on whether to build or buy, is do you want to pay a premium to buy? Most people dont ever want to pay more then what something is worth, but there is a factor most people forget. If you pony up a little bit extra right now and buy the hotel for a premium, you start making money back on it tomorrow, compared to waiting 2 or 3 years while constucting a new hotel.

Needless to say, the answer is not a definitve one, but with owners like Jeff Good and others constantly out on the forefront, the question may one day be answered.

Hampton Inn Warsaw Wins Booking.com Award of Excellence

Congratulations to Kathy Hisey and her incredible staff at the Warsaw Hampton Inn! They have won the Booking.com Excellence award for the 2014 calendar year. In order to receive this award, a hotel must have a rating of 8 or higher on a scale of 1 to 10 for an entire calendar year, and Warsaw Hampton Inn had an amazing score of 8.5!

Representatives from Visit Indy, officially nominated Kevin Pease Front Desk Agent, for the Rose Awards to take place Wednesday, March 18that the Indiana Roof Ballroom.

ROSE is an acronym for Recognition Of Service Excellence. The program shines a light on the waiters, cab drivers, service associates, and other non-managerial hospitality employees that make every Indianapolis visitor feel special. Marriott Approves Good Hospitality Services for a SpringHill Suites Franchise

Good Hospitality Services, Inc. is proud to announce that it has been approved for a SpringHill Suites franchise in Munster, Indiana. They are excited about the opportunity to bring a premier brand into the market to serve the many needs of the community.

Home 2 Coming to Downtown Indianapolis!

COMING TO DOWNTOWN INDY

HRC Hotels, LLC and Good Hospitality Services, Inc. are proud to announce that construction will commence this fall on a 102 room Home2 Suites by Hilton hotel in downtown Indianapolis, IN. The hotel will be located in the Consolidated building located on the corner of Pennsylvania Ave and Wabash St.

HRC and GHS currently own and operate 4 other hotels in the Indianapolis area. One of which is The Homewood Suites by Hilton on Meridian St. that won a Historic Preservation Adaptive Use Award from the Historic Landmarks Foundation of Indiana. The project has been widely accepted and was recently recognized as one of the Top 10 Best Hotels in the US for under $200 by Businessinsider.com.

The Home2 Suites by Hilton concept is a very fast growing mid-tier select service hotel brand. It positions itself under the Homewood Suites by Hilton and should serve as a complimentary all-suite extended stay hotel in the heart of downtown. We are currently working with developer TWG to plan the project along with Browning Day Mullen and Dierdorf architects, to expedite project plans for immediate construction. Jeffrey J Good, President of HRC and GHS stated in the release, We are very bullish on Indianapolis and have been for some time. We went into the warehouse district with the Homewood Suites well in advance of the Georgia St. improvements and knew the momentum would carry through. Homewood DT Indianapolis Team Participates in Color Run for the 2nd year

The team at the Homewood Suites Indianapolis Downtown Hotel participated in the 2014 Color Run. This is the 2nd year they have participated. The Color Run was founded in March of 2011 as an event to promote healthiness and happiness by bringing the community together to participate in the Happiest 5k on the Planet. We are the original paint race and have created a completely new genre of running events that continues to grow exponentially. Now the single largest event series in the United States, The Color Run has exploded since our debut event.

Jeffrey Good, President of Good Hospitality Services, was recently quoted in an article in Hotel New Nows in regards to the Hilton $1.25 billion IPO filing:

"Its no surprise. Everybody knew this was going to come, it was just a matter of when, hesaid. The one thing it does at least for now is it washes the rumors of Blackstone wanting to peel off the brands and sell them individually. This proves theres power in the enterprise, and it probably will stay intact for some time to come. states Mr. Good. He also states that the next big question for Hilton will be what the management team will look like once the company is publicly traded and said the filing cements the direction of Hiltons brands.

Jeffrey Good is also the President of HRC Hotels, an East Lansing, Michigan-based company that owns 21 hotelsincluding 10 that fly the Hampton Inn/Hampton Inn & Suites flag and four Homewood Suites properties.

Homewood Suites Indianapolis was the host hotel for this years Color Run in Indianapolis. The Color Run is a 5k run that is billed as the Happiest 5k on the planet! It celebrates healthiness, happiness, individually and gives back to the community by donating to a favorite local charity Simon Youth Foundation. Several ofthe propertiesteam members , along with family and friends participated in the event Eugene Hilliard (General Manager of the property), Angela Comer, Allison Black, Kevin Pease, Josh Young and Barbara Wells.

The Color Run Event Coordinator, Jess, had this to say about the Property and Staff: "I'm SO glad that you guys had fun- Indy really is my favorite race of the whole year- Such an incredible venue, and the best people! I honestly have nothing but good tosay about our stay with you guys. My staff was blown away by how great the rooms were, and how accommodating and nice the staff was. Multiple people commentedabout how nice the breakfast ladies were, especially Vicki. Thank you so much for providing us with such a great place to stay. Being on the road so much, it is always nice to stay somewhere nice that you feel like you can settle in and be comfortable. I would love to stay with you guys again next year!"

Good Hospitality Donates Exercise Equipment to Porter-Starke Services

"Good Hospitality Services recently donated exercise equipment to support the newly created client wellness program at Porter-Starke Services. The donation by the hotel management organization will provide clients of Porter-Starke the opportunity to improve both their physical and mental wellness at the non-profit community mental health centers Valparaiso office.

Porter-Starke Services is very thankful for the partnerships and donations that have made this wellness program possible, said Rocco Schiralli, President/CEO of Porter-Starke Services. The generosity of those in our community, specifically Good Hospitality Services, will go a long way in improving the health of our clients, said Schiralli.

The Porter-Starke program was also supported by funding from the United Way of Porter County and additional donations and aims to help clients personalize their fitness routine in a familiar environment.

Jeff Good, owner of Good Hospitality Services, is also a past member of the Porter-Starke Services Board of Directors.

Good Hospitality Services provides hotel management services to four ownership groups and over twenty hotels throughout the Midwest, Iowa and Florida. Porter-Starke Services provides behavioral healthcare services to Northwest Indiana."
